Doors
- Test the closer each morning; the door should latch by itself.
- Look at the top and bottom pivots for wear.
- Check that the deadlock throws fully.
Keys
- List every key holder and rekey when a person leaves.
- Keep the landlord informed where the lease requires it.
- Use a master key or keypad if turnover is high.
Rear doors
- Rear doors are opened for deliveries; a propped door is a security gap.
- Keep exit hardware working and never chain the door.
After a lockout or break-in
- Confirm who can authorize work before the locksmith starts.
- Repair the frame and strike, not only the lock.
A weekly check for plaza tenants
Once a week, open and close the front and rear doors ten times each and watch the latch. Look for a closer that leaks, a door that rubs the frame or a lock that needs a jiggle. Record what you find, because small changes are early warnings of a failure on a busy day.
Working with the landlord
In many plazas the landlord owns the frame and exterior door while the tenant controls the locks. Read your lease so you know who pays for repairs. If you rekey, tell the landlord if the lease requires it and keep the receipt.
